What does it cost to sell a home?

If you’re contemplating selling your house, you’re probably wondering how much it’ll cost. The final number will depend on several factors such as the offer you accept, if you help with the buyer’s closing costs, how many repairs you agree to, and more.

Closing costs are the fees you’ll pay at the closing table to cover various aspects of the sale. You’ll have your own closing costs (and you may even offer to pay some of the buyer’s as a concession). Common seller’s closing costs include Title Insurance, County Transfer Tax, Escrow Fees, Brokerage Fees, Recording Fee, and Notary Fees. If your home is located within a homeowners association, there will be fees associated with that.

There may also be certain credits that you receive at close escrow. For instance, if you have paid ahead on your property taxes or your homeowners association fees, you would typically receive a prorated refund.

One optional step some sellers take is having a pre-listing inspection. This allows you to get a jump on any repairs and tackle them before you list, so your house is set up to impress from the start. The fewer items that the buyer’s inspector lists, the more likely you are to keep your buyer through the diligence period.

Home Staging is an optional way to make sure your house shows well. Some staging can even be done virtually once the photos are taken (I often do this with vacant houses). If you are occupying your home while it is for sale, I will help you by giving you suggestions for staging your home with your existing furniture like removing a chair to open up the flow of a room, or taking down certain photographs to de-personalize strategic areas.
